Selling Dehradun property to NRI buyers: a marketing plan for builders and brokers

By AnyInfraTech Team ·

Talk to brokers on Rajpur Road or Sahastradhara Road for long enough and someone will mention the buyer in Dubai. Or the retired couple in Leicester who want a flat near their parents in Dehradun. Or the engineer in New Jersey who has been sending money home for ten years and finally wants something with their own name on it.

NRI buyers matter in Dehradun. Many have family roots in Garhwal or Kumaon, or in the army families who settled in the Doon valley. But most project marketing here is built for the Delhi NCR weekend visitor. NRI property marketing in Dehradun needs a different plan, because this buyer may not see the site in person until after paying the token.

What an NRI buyer worries about

Before you spend on ads, list the questions this buyer has. They are fairly predictable:

  • Is the project real and registered? They can't walk past the site, so they will check the RERA number and the developer's past projects online.
  • Can I legally buy this? NRIs can buy residential and commercial property in India, but not agricultural land, plantation property or farmhouses. Uttarakhand also has its own rules on land purchases by people from outside the state, and these were tightened in 2025. A buyer who has read a scary headline will ask about it.
  • How do I pay? Payments usually go through NRE or NRO accounts or inward remittance, and many will want to know whether a home loan is possible.
  • Who handles registration if I'm not there? Usually a family member with a power of attorney, or a short trip home.
  • Who looks after it afterwards? Rental management, maintenance and a trustworthy point of contact.

Your marketing should answer these before the first call. Every question you answer on the page is one less reason to delay.

Build one page that answers those questions

Make a single "For NRI buyers" page on your project site, or a section on each project page. Keep it plain and factual:

  1. The RERA registration number and a link to the Uttarakhand RERA website.
  2. A short, honest note on who can buy what, with a line asking buyers to confirm with a CA or lawyer for their own case. Don't give legal advice in a sales page.
  3. How payments work, with the bank names you have tie-ups with, if any.
  4. A clear video walkthrough of the site and the sample flat, shot on a clear day, plus a short drive from the nearest landmark so they see the approach road.
  5. What happens after possession: whether you offer maintenance or rental help, and who the contact is.

Use real photos and real distances. "15 minutes from Clock Tower" is useless if it's 40 minutes in evening traffic. NRI buyers often ask a cousin in Dehradun to check, and the cousin will notice.

Run ads by country, not by "NRI"

Most NRI buyers search the way anyone does: "3 BHK flat Dehradun", "villa near Mussoorie road", "plot in Dehradun". The difference is where they are when they search.

  • Google Search. Run the same high-intent keywords, but in a separate campaign targeted to the UAE, Saudi Arabia, Qatar, the UK, the US, Canada or Australia, wherever your past enquiries came from. Keep it separate so you can see the cost per lead by country.
  • Meta lead forms. Target people living in those countries who show interest in Dehradun or Uttarakhand. Add a question to the form: "Where do you live?" and "When are you next visiting India?" Those two answers tell your sales team how to handle the lead.
  • Timing. Gulf buyers are close to Indian time. UK and US buyers are not. Schedule ads and calls for their evenings and weekends, not yours.
  • Festivals and holidays. Many families fly home around Diwali, Christmas or summer school holidays. Start ads a few weeks before so they can book a visit for the trip.

Every creative still needs the RERA number. Our guide to RERA advertising rules in Uttarakhand covers what to show.

Follow up on WhatsApp across time zones

An NRI lead who fills a form at 11 pm in London is at 4:30 am Indian time. If your team replies at 10 am, the buyer has moved on to their workday.

Set up an instant WhatsApp reply with the brochure, the price range, the RERA number and the walkthrough video. Then ask one question: "What is a good time for a call in your time zone?" Log the answer in your CRM, along with the country, so the right person calls at the right hour.

A 9 pm call from Dehradun lands in the evening in Dubai, mid-afternoon in London and late morning on the US east coast. Use that evening slot for overseas leads.

Messages outside WhatsApp's 24-hour window need Meta-approved templates, and the charge depends on the buyer's country code, so a London number costs differently from an Indian one. Keep overseas follow-ups useful: a construction update, a new video, a reminder before their trip home. Don't send daily price offers.

We use auton8n, our WhatsApp Business API platform, for this kind of follow-up.

The video call is the new site visit

Many NRI deals move forward on a live video call from the site, with a family member in Dehradun joining in person. Treat it like a site visit:

  • Book it with a confirmed time in both time zones.
  • Walk the approach road, the lobby, the flat and the view from the balcony.
  • Show the things people hide in brochures: the water tank, the parking, the back of the building.
  • Send a short recap afterwards with the price sheet, payment plan and next steps, written so it can be forwarded to the rest of the family.

The same after-visit routine we describe in our site visit follow-up plan works here. The visit is simply on a screen.

Measure what matters

Track leads by country, video calls booked, in-person visits during trips home, and bookings. NRI leads take longer to close, often a few months, so don't judge the campaign on the first four weeks. Look at it across one full trip-home season.
