Real estate lead generation in Dehradun: how builders and brokers get qualified property leads

By AnyInfraTech Team · · Updated 12 Oct 2026

Dehradun's property market has a mix of buyers that most cities don't: families relocating from Delhi NCR, retired officers and professionals, NRIs from Uttarakhand buying back home, and investors looking at plots on the city's edges. They all search online first, and they all compare.

This guide covers where qualified property leads come from, and the part most builders and brokers get wrong: what happens after the enquiry.

Where property leads come from

1. Google Search ads on specific searches

The highest-intent buyers type exactly what they want: "3 BHK flat on Sahastradhara Road", "plots near Rajpur Road Dehradun", "ready to move flats in Dehradun under 60 lakh". Search ads on these long, specific phrases cost more per click than broad terms, but the people clicking are far closer to a site visit.

Avoid bidding on broad terms like "property Dehradun" alone, they pull in renters, students and people browsing out of curiosity.

2. Meta (Facebook & Instagram) lead forms

Meta lead forms are cheap and fast, which is both their strength and their weakness. Leads arrive in volume, but many are casual. Two settings make a big difference:

  • Use the "higher intent" form type, which adds a review step before submitting
  • Add one or two qualifying questions: budget range, BHK, when they plan to buy

Fewer leads, much better ones.

3. Your own project pages

Portals send traffic to everyone's listings side by side. Your own project page is the only place where your project has the buyer's full attention. A good project page has:

  • Floor plans, carpet area and a realistic price range
  • The location on a map, with distances to schools, hospitals and the main road
  • Your RERA registration number and the RERA website, required on project advertising, and a trust signal buyers look for
  • A short enquiry form and a WhatsApp button

4. Property portals

Portals are worth being on for visibility, but leads from them are often shared with other sellers. Treat them as one channel, not the strategy.

5. Local SEO and Google Business Profile

People search "builders in Dehradun" and "property dealers near me" on Google Maps. A complete Google Business Profile (with project photos, regular posts and genuine reviews) brings free, local enquiries month after month.

Why most property leads go cold

A buyer who fills a form usually fills two or three, for different projects, within the same hour. Whoever calls or messages first usually gets the site visit. If your sales team calls back the next morning, the buyer has already spoken to someone else.

What fixes it:

  1. An instant WhatsApp reply with the brochure, price sheet and location pin, automated, within a minute of the enquiry
  2. A call within 15 minutes during working hours
  3. A CRM that shows every lead, its source, and the next follow-up date, so nothing depends on someone's memory
  4. Site-visit reminders by WhatsApp the day before and on the morning of the visit

We built this flow on our own WhatsApp platform, auton8n, because speed of reply mattered more than any ad setting.

What to measure

Don't judge campaigns by clicks or even by leads. Track:

  • Cost per lead: by channel and by project
  • Cost per qualified lead: leads who match budget and timeline
  • Site visits booked and completed
  • Bookings, traced back to the original source

A channel with expensive leads but a high site-visit rate often beats a cheap one that never converts.

A simple starting plan

  1. Build one strong page per project, with RERA details and a WhatsApp button
  2. Run Google Search ads on 15–30 specific location + BHK phrases
  3. Run a Meta higher-intent lead form with two qualifying questions
  4. Connect every lead to WhatsApp auto-reply and a CRM
  5. Review cost per site visit every two weeks and move budget to what works
